Washington’s Headquarters Homeowners Association, Board of Managers Meeting
January 19, 2010

Visitors:Â Christina Bloise – Impact Management
Previous Minutes:
- The Board approved the minutes of the last meeting.
Management Company:
- Impact will send the Board monthly management reports which will include copies of all correspondence, letter produced, emails, bills received and a log of all activities.
- Impact was represented by Christina Bloise, the Board agreed to continue using Impact on a month to month basis.
- All issues for the board or the management company can be emailed to board@washingtonshq.com, or telephone 914 512 8129.
- Christina mentioned that Sid would continue to work for us but would like to be paid directly. The invoices for his work would continue to be submitted to Impact.
Maintenance:
- Garage Door-The garage door lock broke but Mick and Ray were able to get in. The faulty mechanism was removed and a padlock is temporarily securing it. Mick suggested we look into replacing it with an automatic door with a keypad outside for control. Other options include just replacing old lock. Sabe also suggested we replace gauge on oil tank after the door is repaired.
- Driveway- Impact will look for quotes from contractors to repair the damage where the speed bump had been. Estimate should also include other necessary maintenance to the driveway.
- Black Trim- It is time to get quotes for painting the black trim so that it can be done in the spring. Impact will obtain quotes and we’ll request a quote from Sandoval since they did a good job on the white trim.
Swimming Pool:
- Time to sign a new contract but we need to compare the new to the old to see if there are any changes in conditions and price. Eli will review.
- Impact will follow up to get papers required by Board of Health and forward them.
Gardening:
- Need to review Carlos’ contract, he is asking for a 2% increase over last year’s contract. The Board agreed that Carlos had done a good job last season. Eli will compare the new contract to last year’s contract to determine if there are any changes.
- Impact still needs to follow up on why the lights outside the pool did not appear to be working.
- The Board discussed (again) the possibility of trying some solar powered lights around the property. Eli said he would investigate.
- Impact will follow up on getting quotes from various vendors to repair the perimeter wall.
Financial Accounts:
- Eli handed out copies of the yearend financial statements (attached).
- Eli reminded homeowners that an extra month of common charges was due before the end of February 2010.
Miscellaneous:
- The Board was advised that there is a pending contract on Unit 20.
- The Board once again reminds homeowners that the visitors’ parking spaces (near the swimming pool) are for the use of visitors and NOT homeowners. Some homeowners were parking their vehicles in the visitors parking on a more or less permanent basis.
- The Board also reminds homeowners that parking in front of their units is not permitted as this was a hazard. Emergency vehicles may not be able to pass if required. This was particularly true in front of units 9 through 13.
Next Meeting: The next Board meeting was scheduled for Tuesday, March 2, 2010. Toni offered to host the meeting.
