Board Meeting
July 12, 2011

The next meeting will be the AGM, scheduled for Tuesday, September 13th. Official notice will be distributed in due course.
David McPherson (unit 15) was welcomed by the board.
Previous Minutes
The minutes of the previous meeting were approved.
Financials
Eli presented the year end (i.e. to June 30th) statements. We remain in a financially sound position.
Based on our income and expenses Eli did not recommend that any increase in the common charges was necessary this year.
For reference, the last increase to the common charges was 5%, approved at the 2008 AGM. The minutes from that meeting note that: “Homeowners confirmed their agreement that common charges needed to be increased every year by a minimum of estimated inflation.â€Â  We have managed to keep our costs down, at a time when inflation has been nearly flat (CPI was down 0.4% in 2009 and up 1.6% in 2010). Despite the previously suggested minimum raise, the board agreed with Eli that we do not propose and increase at the AGM.
Pool Update
- Please remember to sign in when you use the pool. This is important as it allows the pool to operate without a life guard on duty.  Â
- There is a small leak from the pump system in the mechanical room. We will have this fixed as soon as possible. ACTION: MICK
- The roof mechanism is not operating correctly.  We need to fix this (and per the last minutes, put up instructions for pool users.  ACTION: MICK
- The tile surrounding the pool may be in need of sealing/painting.  We will seek quotes for this from at least two companies.  ACTION: SABE/CRISITINA
Tennis Court
- The hole in the court has been repaired
- The sprinklers are still not covering the entire court. We have asked Oval tennis to attend to this.
Driveway
- The driveway has incurred damage from the winter weather and is need of repairs in specific areas.
- The marking s made by Verizon need to be painted over for aesthetics.
- We have one quote and are waiting on additional competitive quotes before awarding the contract for the work. ACTION: CRISITINA
Telecommunications Verizon Fios
- Verizon Fios should be available soon as an alternative to Optimum. (Their original estimate was ‘some time’ in July).
- As soon as we get the notice that it is ready, we will let all residents know.
Landscaping
- The planned tree trimming work has been completed.
- One additional area (beside unit 21) needs tree trimming work. We will get this organized as soon as possible. If anyone knows of other tree work needed, please contact Mick as soon as possible. ACTION: MICK
- There are a number of areas where the annual plantings were to thin and Carlos will be asked to fill these in. ACTION: ANNE/BERNICE
- There is one common area not covered by sprinklers (beside #21 parking) that will get some appropriate plantings as Impatiens or similar will not survive there. ACTION: ANNE/BERNICE
- All homeowners are asked to help by watering the beds in front of their houses – sprinklers do not cover those beds and the annual plantings do need water to survive.
- We have yet to get the diseased trees sprayed. Cristina will be asked to chase up on this.

Please address all questions regarding the gardens to Anne (unit 7) or Bernice (unit 14).
Outside Lighting
Switch Electric will continue the maintenance/upgrade project to fix all of the outside lighting by replacing the timer switch and installing lights beside the #4 and #5 parking spaces..
Garage
- We need to put the trash out that has accumulated in the garage.
- H20 will be asked not to leave their trash behind them.

Any Other Business
- The board believes that a resolution has been found to the attempt by a unit owner to lease a portion of their unit and hopes to have all parties sign the relevant documents as soon as possible.
- Anne & Toni continue to try and get answers from the Village of Dobbs Ferry buildings department on a couple of open questions.
- The library should be booked for the AGM. ACTION: CRISTINA
- Notice of the AGM must be sent out between 10 and 20 days prior to the meeting – i.e. On or shorthly after August 24th. ACTION: JEFF
