Board Meeting

The minutes of the previous meeting were approved.
Financials
Per Eli, we remain in a financially sound position and continue to build reserves for future projects. Â Â Eli is once again having to work through and insurance audit and we must always ensure that any contractor or service provider has copies of their insurance lodged with Eli prior to any work being carried out on behalf of the HOA.
Pool Update
The pool is open for the season. Please remember to sign in when you use the pool. This is important as it allows the pool to operate without a life guard on duty.  Â
Tennis Court
The tennis court is now planning to open on May 15th. We are in contact with the maintenance company to try to have it opened sooner if we can be moved up on their schedule.
Driveway
The driveway has incurred damage from the winter weather and is need of repairs in specific areas. The marking s made by Verizon will also need to be painted over for aesthetics. Overall, the driveways current condition will be monitored and repaired necessary.
Telecommunications Verizon Fios
Verizon Fios has buried the pipe and conduits. The next step is to have Verizon inspect the work, followed by installation of the fiber optic lines and appropriate testing. The expected timeframe for them to the complete the work before Verizon services are available to the development is 90 days with a goal of availability in July.
Landscaping
The damage to the edging blocks from the snow clearing has been fixed.
The tree work will start as soon as the permits are issued. We will also investigate spraying trees for insect protection. Our landscaper has planted the required new plants on the property and has reported back that the property is in good condition heading into the spring.
The sprinkler system needs to be turned on. ACTION: Cristina
Please address all questions regarding the gardens to Anne (unit 7) or Bernice (unit 14).
Outside Lighting
Switch Electric will repair all post, entrance and exit lights to be fully operational. In addition all wiring will be correctly buried in conduits.
Garage
We need to put the trash out that has accumulated in the garage. ACTION: Mick
Pest Control
Gary pest Control will be asked to tidy up the rodent traps, some of which are no longer needed following removal of the dumpsters. ACTION: Mick
Gutters and Drains
M&M have given an acceptable quote and will clear all gutters as soon as we have their insurance.

Any Other Business
The board continues to seek a resolution to the attempt by a unit owner to lease a portion of their unit. The board believes this is in contravention of the bylaws and is taking appropriate action.
