Board Meeting

The next meeting is scheduled for Monday November 18th, 8.00pm and will be held at unit 17.
Previous Minutes
Toni noted some corrections to the minutes of the AGM. These have been incorporated and the minutes will be distributed.
The Board approved the minutes of the board meeting of 08/18.
Board Elections
Eli Cohn was reelected as treasurer, Mick Cartwright as president, Toni Schoen as vice president and Jeff Coyne as secretary.
Eli is happy to continue as treasurer. If there is any resident who would like to contribute some time, we would welcome an assistant treasurer.  Anyone who does have time to offer and would like to get involved, please contact Eli or Mick (mickcartwright@gmail.com).
Financials
We remain in a good position financially, but need to remain conservative in order to build up reserves in anticipation of future projects – primarily the front wall which may turn out to be expensive.
Management Company
Impact management continues to provide services for us however there are a number of outstanding items which have been dragging. Mick will compile a list of all known items and share with Toni. Toni will maintain regular contact with Cristina (Impact) to try and close out these items.
Swimming Pool
Anyone still without the new key should contact Mick Cartwright (917 442 5366) to arrange to pick one up.
Unless there is a dramatic change in the weather, we plan to keep the pool open until November 30th.
ACTION:Â Sabe to contact H2O to schedule pool closing.
Sign In Book: This has been being used – please keep it up. This is an important part of our permit to operate the pool without a lifeguard and may be checked on by Westchester County.
Tennis Court
As a reminder the combination lock is 18-20-6
Unless there is a dramatic change in the weather, we plan to keep the court open until October 31st.

Gardening
Carlos and his team have been spoken to a number of times regarding our concerns and the service appears to have improved. We will be reminding them to put furniture back in place after they have moved it to clear around it.   If anyone has any concerns please contact Anne (674 1117)
Trees
Sabe mentioned that he may have details of a company based in Northern Westchester who may be a better alternative for future tree work.
ACTION:Â Sabe to get contact details.
We have a dead tree beside the swimming pool (next to parking spaces 4/5) which needs to be removed.  The trees along the tennis court/Broadway boundary need trimming, as does the tree beside unit 9.
ACTION:Â Sabe to request quote from the supplier mentioned above
Cristina to request quote from existing supplier (Rayal Tree Care and Care of Trees))
Sprinklers
Eli noted that our water bill has been high.  Mick has changed the sprinklers to alternate days and put them on the ‘Fall’ seasonal setting so our usage should drop.  We need to investigate the leak at the southern circle, and also schedule the winterization fo the system.

Outside Lighting
We continue to investigate the outside lighting to improve the illumination in the common areas, and have received one quote. The board approved the expense of approximately $900 subject to more quotes being obtained, to avoid the delay of waiting for the next meeting.
ACTION: Sabe/Elly to supply details of alternate electrician.  Cristina seek additional quotes.
The lights by parking spaces 7 – 10 are out.
ACTION:Â Cristina/Sid to check all light bulbs.
Drains
Following the various repairs that we have made on an as need basis we will conduct an investigation of all of the drains. This will start with those from units 4 – 8 and 9 – 13.

Driveway
The work has been done. There are some tidy up items which will bee attended to by TriState before the bill is paid.
ACTION :Â Mick to schedule work with Tri State.
Front Wall
We continue to meet with engineers to develop a plan of action for the wall.
ACTION: Toni will contact the contractor that replaced the section of wall near the stream for a quote.
Any Other Business
Residents are again reminded that parking in front of their units, especially units 9 – 13 is not permitted at any time.
It was noted that the police very rarely, if ever, drive through the property as part of their regular patrols. Toni volunteered to contact the Dobbs Ferry Chief of Police.
