Board President: Lauralynn O’Halloran, President presided over the meeting.

Minutes: The minutes for the 2008 Annual Meeting had been circulated to homeowners previously.  Lauralynn reviewed the minutes from last year’s annual meeting.  There was no further discussion.

Annual Reports

Lauralynn reported:

  • the swimming pool repairs had been completed this year
  • The sprinkler system was turning on too often and would be repaired in the next few days
  • The perimeter wall had been examined by an engineer who had sent the board a proposal on possible repairs which included rebuilding some areas and removing some trees.  No remedial plan had been developed yet.
  • The Board was monitoring the condition of the driveway as it had not worn as well as hoped.  It would likely require resealing next year.  A speed bump was broken and had been removed – the other speed bumps would be removed soon for the winter
  • The trees that had fallen on the tennis court a few days ago had been removed.  The trees on the north side of the property were on condominium property (confirmed by the survey).  In future the condominium would be maintaining the area north of the tennis court.  The courts were not currently available for use.  Oval Tennis will be reviewing the damage and providing a quote for repairs.

Mick reported on the painting of homeowner units that was currently underway:

  • Rolande had been engaged to paint all the white areas of homeowner units.  He had provided a very competitive quote and a number of homeowners had provided good feedback on his work.
  • The white woodwork had been neglected in the past and every unit had rotten wood.  This had been replaced or repaired at extra cost.  Mick had photographs of all areas requiring attention.
  • Units 6-8 and units 1 and 2 were still outstanding but if weather allowed the job should be complete by the end of September.
  • The intention of the Board was to paint and repair the black areas of homeowner units as soon as the white was complete.  Mick said he would obtain quotes for the Board to consider.

Financial Report
Eli discussed the financial reports.  He said that because some expenses such as fuel had dropped there was no need to increase common charges.

Bernice Gottlieb asked Eli about what was included under legal charges.  Bernice Giscombe explained that as requested by homeowners at the 2007 annual meeting the Board had hired an attorney (Bradley Wank) to review the condominium’s by laws and offering plan and suggest updates to clarify areas of confusion with respect to individual homeowner responsibility.  A subcommittee of homeowners had begun work on reviewing Bradley’s suggestions so that they could provide recommendations of possible changes to homeowners.  She would welcome volunteers to work on this important issue.

Elections

Ann Tannenbaum and Toni Schoen were elected by acclamation to replace Lauralynn O’Halloran and Mary Donovan.
